14. Assist YOU in understanding issues to expect during the home selling process.

15. Explain the Purchase and Sale Agreement and other necessary documentation upfront and answer YOUR questions.

16. Commit to communicate regular feedback and follow-up as often as you

require.

17. Develop and explain my Target Marketing Plan.

18. Create an attractive and informative flyer/brochure for YOUR house and

distribute it to the agent community.

19. Send YOU copies of all advertisements and marketing documents for your

review.

20. Create a Home Marketing Book, which contains pertinent house and neighborhood information for prospective Buyers, that will be displayed and made available to visitors.

21. Host a Caravan Open House on the first available Tuesday after listing to my office’s agents.

22. Target market YOUR house to Agents who list and sell in your neighborhood.

23. Target market YOUR house to “move-up” Buyers as well as to “downsizing” Buyers.

24. Target market YOUR house to corporate HR Managers of companies within a reasonable commute distance from your location.

25. Proactively solicit feedback from agents who have shown your house and communicate that feedback to YOU.

26. Hold Open Houses on selected Saturdays or Sundays to the general public.

27. Preview new listings and keep current on recent sold listings in your

neighborhood and communicate to YOU the differences in property features,

price and condition.

28. Assist and advise YOU on contract negotiations, strategies and techniques.

29. Handle all contract requirements, delivery, time limits and changes or

amendments.

30. Communicate with Selling Agents/Buyers on YOUR behalf.

31. Interface with home inspector at end of home inspection to clarify any

relevant repair issues and communicate these to YOU.

32. Act as YOUR advisor regarding the home inspection process and assist YOU with negotiating options for any Buyer repair requests.

33. Assist YOU and coordinate contact with subcontractors regarding estimates for any agreed-upon repairs.

34. Coordinate all closing details on YOUR behalf.

35. Interface with Closing Attorney regarding pertinent issues that require

advance notice to insure a smooth closing.

36. Assist YOU with utilities’ transfer to Buyer.

37. Fax or deliver a preliminary Settlement Statement to YOU the day before closing, when possible, and review with you YOUR “Net to Seller” figures.

38. Remind YOU in advance about items you need to bring to closing.

39. Attend closing with YOU.

40. Follow-up with YOU after closing to insure that you are satisfied with your house sale.

41. Counsel YOU during the entire home selling process.
