Listen attentively, giving YOU my full attention and encouraging YOUR feedback, so that I will fully understand how I can best help YOU achieve your goals. 4. Share with YOU my Mission Statement, work ethic and work style. 5. Establish and develop a relationship with YOU based on trust. 6. Explain the services I offer YOU as a Buyer Client. 7. Explain the advantages of the Buyer Brokerage Agreement. 8. Assist YOU with the mortgage loan pre-qualification and approval process. 9. Be YOUR primary source of real estate information. 10. Research, select and narrow down properties to preview and show YOU. 11. Set up a Buyer Portal for YOU which allows YOU to “screen” potential properties selected for your review online. 12. Whenever possible, preview properties in advance to eliminate undesirable homes and homes that do not fit your criteria, in order to save YOUR time. 13. Prepare market and area research in advance and explain relevant statistics to help YOU make a more informed home-buying decision. 14. Discuss a market overview to familiarize YOU with local real estate customs and property idiosyncrasies. 15. Assist YOU in understanding issues to expect during the home buying process. 16. Provide YOU with a Buyer’s Kit containing important publications and information. 17. Explain the Purchase and Sale Agreement upfront and answer YOUR questions. 18. Organize house showing schedule in advance. 20. Advise YOU of any “red flag” or re-sale issues. 21. Assist YOU with summarizing and prioritizing house features. 22. Consult with YOU on relevant issues pertaining to YOUR offer, including price, terms and any special stipulations. 23. Assist and advise YOU on contract negotiations, strategies and techniques. 24. Handle all contract requirements, delivery, time limits and changes or amendments. 25. Communicate with Listing Agent/Sellers on YOUR behalf. 26. Help YOU secure the services of a Home Inspector and give you information to schedule YOUR home inspection. 27. Accompany YOU on the home inspection. 28. Act as YOUR advisor regarding the home inspection results and assist YOU with options for repair requests. 29. Negotiate on your behalf during the home inspection period toward a successful outcome. 30. Coordinate all closing details on YOUR behalf. 31. Interface with Closing Attorney regarding pertinent issues that require advance notice to insure a smooth closing. 32. Assist YOU with utilities’ transfer. 33. Fax or deliver a preliminary Settlement Statement to YOU the day before closing, when possible, and review YOUR Cash Required to Close figures. 34. Remind YOU in advance about items you need to bring to closing. 35. Attend closing with YOU. 36. Follow-up with YOU after closing (each week for a month after closing) to insure that you are satisfied with your purchase. 37. Keep current on new construction in your market area. 38. Discuss realities and challenges of building from the “ground up” vs. buying a resale property. 39. Register YOU with relevant new home subdivisions. 40. Gather all relevant new home information for YOU, including S/D plats, S/D covenants, copies of floor plans, availability of standing inventory, list of standard features, options price sheet, availability of buildable lots and amenities information. 41. Assist YOU with floor plan choices and walk lots with YOU to determine most advantageous home site options. 42. Schedule appointments with Builder and represent YOU during meetings with Builder. 43. Assist YOU with preparing, presenting and negotiating offer. 44. Assist YOU with coordination of “staged” inspection process during YOUR new home construction. 45. Follow up, and stay “in the loop” with YOU, during the building process. 46. Be present with YOU during the Final Walk-Through of YOUR new home. 47. Visit schools with YOU, when requested. 48. Visit county courthouses with YOU, when requested, to gather pertinent information from zoning and/or planning officials. 49. Counsel YOU during the entire home buying process. 50.
